Fractional and tokenized real estate sounds simple. The actual transactions are not: document collection and verification, KYC/AML, NOCs and approvals, valuation refreshes, escrow and settlement steps, then the post-sale reality of rent distribution, maintenance, and governance. Each one a chance to stall, drift out of compliance, or close on a deal that should never have closed.
People drop off because it is confusing, slow, and high-risk. DeedFlow turns the whole thing into a single guided, gated workflow - every requirement explained, every blocker visible, and settlement held shut until the deal is genuinely ready.

Real KYC/AML & document verification
Buyer and seller identity run through real KYC/AML and document-verification integrations. Title deeds, NOCs, and valuation reports are extracted, validated, and matched against the deal record - a step can't turn green on an unverified document.
Settlement gating, enforced
Hard gates sit between every stage. A deal physically cannot close while a required document is missing, a KYC check is pending, or a blocker is open. Settlement is enforced in the engine, not trusted to a checklist.
E-signature & regulator-ready reports
Signatures are captured through integrated e-signature, and every deal exports a regulator-ready compliance report - the full checklist, the evidence, and the decision trail in a single reviewable document.
Live settlement rails & escrow
Funds move through live settlement-rail and escrow-provider integrations. Money is only released once the compliance gate is fully green - the money flow follows the compliance state, never ahead of it.
On-chain & off-chain cap table
Share and token issuance keeps one source of truth in sync across an on-chain cap table and an off-chain registry, with custody integrations for tokenized ownership and clean, auditable transfers.
Post-close automation
After close, DeedFlow keeps running: pro-rata rent distribution, maintenance routing, and configurable governance for fractional and tokenized owners - the operational layer most platforms leave manual.
